On the most beautiful and longest beach of the Adriatic, where the sea, sand and untouched nature meet, a new vision of luxury is being born. Porta Rai is not just another resort – it is a carefully designed destination that sets new standards of living and leisure on the Montenegrin coast.
Located in Ulcinj, on Velika Plaža, Porta Rai is the first luxury hotel-residential beachfront complex of its kind in this part of Europe. The project, developed by Karisma Hotels & Resorts and Dobrov & Family Group, is already considered one of the most significant tourism ventures of the past decade.

The Architect’s Vision: Returning to Nature Without Compromising Style
The conceptual design of Porta Rai is signed by the company Moncore, founded by architect Milan Babić – a professional who, after completing his studies and gaining professional experience in England, decided to return to Montenegro and create world-class projects.
“Porta Rai is the result of teamwork, dedication and a clear vision,” Babić emphasizes. Around thirty experts of various profiles work on the project on a daily basis, while the master plan development process lasted four months and is based on three key pillars: nature, urban elements and a resort atmosphere.
A Master Plan Inspired by the Location
One of the greatest values of the Porta Rai complex is its location – Velika Plaža and the natural lake in its hinterland. These elements became the central inspiration for the architectural concept.
A park with numerous amenities is planned around the lake, while a promenade with a central square runs through the complex, connecting all buildings and creating the feeling of a small, vibrant town. Restaurants, cafés, boutiques, shops and other facilities are planned on the ground floors, available not only to hotel guests but also to daily visitors.
The goal was clear – to create a space that lives throughout the entire day and offers an authentic Mediterranean experience.

A Family Resort with a Soul
Porta Rai is conceived as a family resort adapted to a contemporary lifestyle. Greenery, open spaces, pools, the beach, and facilities for children and adults – every detail is designed with a human-centered approach.
“We wanted every guest to feel the warmth of the space and a natural balance,” explains Babić. The focus is not only on luxury, but on a sense of belonging and comfort – so that every visitor feels at home.

The Lake – A Hidden Gem of the Porta Rai Complex
The natural lake represents one of the most striking elements of the project. Its adaptation is planned, including platforms that will serve as viewpoints, sunbathing areas and a café bar space. Around the lake there will be a mini golf course, landscaped lawns and areas for family picnics – a perfect place to relax away from the city bustle.

Where Architecture, Sustainability and Destination Meet
Architecture Without Strict Boundaries
The aesthetics of Porta Rai do not belong to a single defined style. It is the result of a shared vision between the architectural team and the investors, incorporating elements of contemporary, Mediterranean and urban design.
Special attention is given to materials – local Montenegrin stone is used on façades, while large glass openings and terraces with glass railings ensure maximum openness and sea views. Green roofs and planters further connect the architecture with nature.
Sustainability as an Integral Part of Luxury
Porta Rai is designed in accordance with principles of energy efficiency and sustainable construction. Solar panels are planned on building rooftops, fully meeting the needs for sanitary water heating, while all materials are carefully selected to ensure high energy and acoustic performance.
